Hey BP,I’m a STR Manager & investor, and wanted to share a fun project! 

You can learn just about anything you need to complete a small project off YouTube and with the right tools.  

These are non-performing mortgages and the homes are vacant and in preforeclosure.This doesn’t fit my typical passive, turnkey investment model, but I am considering taking on a local property as a “fun” project.

For the multi-family, lenders typically count about 75% of projected rental income toward your debt-to-income ratio, which should help if the property is cash-flowing.

You definitely need to have your ducks in a row using a HML to get the project done quickly, on schedule and on budget.

But what kind of project are you looking to complete?

Have one subdivision project going to market this spring.  

A report from Apartments.com shows that 178,000 newly constructed units entered the market in Q3, bringing the projected year-end total to 636,000 units.
