The community is starting a counter campaign so I'm just posting here to convey that Vieques is open for business and we are emphatically NOT a major disaster area.

I can easily set you up on drip campaigns and have MLS updates sent to you, my CRM and local MLS does that work for me (takes me 5 minutes to set up).

I'm assuming that anything in regards to the Marketing Campaign needs to be documented fully to prevent the Seller from claiming you had manipulated the Seller to sell to you after the Listing expired.Another issue that is coming up in my mind is that, if I buy within 120 days from the Listing Contract Expiration, then I must factor a commission to the Listing Broker.I can offer the Listing Broker his share of the Commission.If I offer the Seller to buy his property AFTER the 120 day cooling period, then I'm just acting on my own behalf as an Investor.

I'm also looking to start my first marketing campaign specifically with using bandit signs.

And always ask for their permission to follow up and see how they're doing -- get their info (as much as possible email, address, etc) and put them in a follow-up campaign and keep contacting them!
