Then find "boots on the ground in SJ" who know the city ... in the interim, feel free to bounce any seriously considered deals off me.As a long-distance investor, I would strongly recommend you stay away from Indian Town (North end) .. there are a lot of "cheap" buildings there, but the prospects for the area are muted.

A vendor bounced $16,000 in checks to me which caused issues, 2-3 months without an income using savings to survive (barely), Irma trashed a $36,000 contract; you get the picture.I've never missed a rent payment, the house is going to be left in better condition than when I moved in.

I have done a few cashouts. my lender will take 75% of the rental rate and bounce that against what the new mortgage will be. as long as its higher then it's a go.
