i pulled the trigger and closed on the 23rd on a 4 unit.. it was my birthday present to my self. the way i look at it is if you have reserves set up and you find a good deal go for it. best time to buy is always now. markets go up and down for all we know this will pass in 2 weeks or last for ever. it helps that when you close you normally have a month or 2 before your first payment is due.

Is hiring a different company from the lease agreement because the flowers and lawn were in terrible state, enough to be a breach of contract and enough to evict us? 

I would also add flowers and plans along the house for a quick and easy face lift.

I've got a couple negative ones myself, one I'm not going to comment on (my only closed past client that does NOT get happy birthday cards from me :P ), the other from someone I'd never worked with before.

@a dooley, i agree 2 cash flowers is better than 1 paid off but 1 paid off rental would make for stress free.

My wife and I have a 3/2 home located in Flower Mound, TX that we rent out.

Since yard maintenance was clearly in the lease as the tenant responsibility, the PM contacted the tenants and gave them a short period of time to mow the grass, trim the hedges, and weed the flower beds.
