Get rid of them ASAP.I'd talk to the city and ask them politely how you are to get rid of the smell from the fridge when it is filled with the tenant's food which is causing the smell

Always remove the paper filter from the vacuum.It is a super stinky and nasty-smelling job and that is probably why your plumber(s) want so much money, but anything more than $1500 is far too much money.

All I can say is that there are memberships that cost tens of thousands of dollars.What I tell people is find a local investor and take them to  a nice lunch for 30 bucks and see if it goes well. 30 bucks no harm no foul. 25,000 to a membership not working out possibly is a huge deal for many.

According to the IRS (and not someone's opinion), carpet is depreciated over 5 years:https://www.irs.gov/pub/irs-pdf/p527.pdfLook on p9 in the box.Therefore, I would counter them at the 5 year depreciation calculation and GET IT IN WRITING as terms of the settlement so they don't come back on you.Pet smells have a way of coming back no matter how the carpet was cleaned, so I can understand the replacement.
