I called my software provider and they said they are still developing their system architecture for complete 199A input and reporting.I thought for purposes of the 199A calculation benefit you had to reduce porpotionately income generating activity amounts by loss generating activity amounts.

@Vin Ochoa I work for an architecture firm on high density mixed use urban projects (+300 units) but have been taking on smaller projects as a side gig for about 5 years now.

When we lived there we went with a modern / rustic mix up.. the architecture was rustic but we went all modern with lights, figures, furniture etc. didn't turn out too badly :)

I understand that it'll be hard for anyone to give me any exact numbers without full architectural plans.

I can get all the architecture done and have a full quantity takeoff of the project ready for them to bid on.Yea I know some people who will sign a permit for a fee.

About half our applicants don't have income that meets the 2-3x rent threshold, even with positions in architecture, software engineering, etc. which is an indicator that we're approaching the upper limit of what people can afford. 

It might seem like I'm biased against shipping containers, but my thesis project in architecture school was a mid-rise mixed use building based on a shipping container model.  

Additionally I love to provide editorials regarding architecture, design, and markets.

We do a lot of updating due to the age of a home like this, so we have taken out the old kitchen cabinets, thrown away all the old appliances, pulled out all of the old dated light fixtures, removed the flooring (except for the ceramic tile in the kitchen), removed the bathroom vanities (old and dated), etc.The home already has a newer 30 yr architectural shingle roof, a newer HVAC system, but the rest of the home needs a good overhaul.
