As an investor here myself, I can tell you we're seeing solid rental demand here thanks to the strong job market and major employers developing here. 

Tools like PropStream, Redfin, or Zillow’s market data can help you identify neighborhoods with high demand and favorable price-to-ARV ratios.

For first-time investors, neighborhoods like Riverside, Murray Hill, and North Jacksonville could be good places to start, offering strong rental demand and potential for growing neighborhoods.

Under NY state law he cannot now or in the future demand that I move the fence back onto the property line as I now have a legal claim to it. 

We refunded his 200 dollar pet deposit (Illinois has put ESAs on par with working animals, so we had to refund it), although he says we did not (we do have proof of this).   

There is nothing about how long you need to occupy the property for.So unless our lender puts a demand on us I see no problems legally in occupying each property for any amount of time to fulfill the requirement, then rinse and repeating this process up to our full entitlements, so long as the lender is willing to keep giving us loans.

Excluding the periods of “tulip bulb” irrational exuberance, a property must produce enough of a risk adjusted return to satisfy both the ROI demands of the “limited partners”, and the income/time requirements of the sponsor.  

So even though the total housing numbers may go up, they are not meeting demand for the working class renters who need affordable housing.

On one of my visits to meet the team they were showing me the many areas in the US they decided not to build or locations that made more sense for higher renter demand.

I guess so, unless the host digs their heels in and demands that Airbnb do the right thing.
