I was hoping to have comps by now since I am using the BRRRR method so I can let them know to ask for a showing or not.

Question #3 As long as the sale of these other properties occur prior to the closing date of the new property I understand that I can also defer taxes on these other sales, but if they are in escrow and close after the new property closing date can I do a reverse 1031 on these properties using an intermediary even though I am using the exchange already?

I know them personally and am using them as a realtor in a deal I am working on. 

Everyone has their own life.I always get amused when I hear Ramsay, Bachman,etc. talk about do not have a Starbucks for 40 years and you to could be a millionaire!!

The current 6-unit is fully tenanted and I am using property management, but I am unsure whether I am happy with them.

My plan would be to replace any large capital items upon purchase.I am using $6000 annually for cap ex, and $3000 for maitenance.

I guess I am used to be in control and 'wait and see' puts me into problem solving mode.

But ya I did it conservative and got the degree got the job ( mostly for my parents to get off my back), at 24 I am using my time after I am off and on the weekends looking at deals and networking.
