The scope of work, quality needed, location etc will determine the cost.

With the numerous investors on this forum they have done this to, it is probably just the tip of the iceberg. 

Op ex ratio may end up being more like 45% or perhaps 40% with newer high quality construction.

Estimated CostsADU costs can range DRAMATICALLY depending on the state of the lot, custom vs fast track plans, size of ADU, materials and finishes, speed and quality of the builder, etc.

And due diligence is key with good tips from @Mike G.

I've stuck with the tried and true reasons I've heard to keep my search ranking high (quality photos, stellar reviews, updates to my listing) and that helps but in slow season, when I'm not willing to cut my rates as much as some of my competitors, it can be a ghost town.  

I enjoy interacting with other investors and helping people do better, not measure the quality of questions.
