I think a lot of the concerns here revolve around using their call center where you don't have an advocate that you can always work with.

I'm a fan of the consistent, not checking which way the wind is blowing, dollar cost average investor that keeps buying every year or two.

Full metal stairs are always an option but that would completely blow the budget which already has a razor thin margin.

I'm a heavy advocate of boutique hotels being the next focus of experienced STR operators.

One more was fairly bad (too many people living in the unit, causing a nuisance, etc.) and we just gave them notice to leave, and to soften the blow told them they could take the washer/dryer with them that came with the unit (we don't want those crummy old machines anyway - we don't include w/d with our units that have hook-ups). 

I am playing devil's advocate and think this coverage denial can easily be fought in court. 

You don't need to "soften the blow" by offering them more free utilities.
