Do you have any books or resources out there that he can dive into to help him hopefully avoids some of the common pitfalls?

I try to put as much relevant information on my profile as I can so that if people are wondering where I get my opinions from, they can look at my  background and experience. 

New to the app & doing some research, I found this app might be a good resource.  

You may not feel the need when you own just 1-2 properties, but it may be more relevant if you plan to expand.

Best part is that it unfolds and if site prep is done, we can have a renter in in a matter of days upon delivery.

Thanks @Iris OlivasI did some searches and ended up on a site that provided state by state listings of Private Lenders some of whom did 75k and up. 

Our STR/MTR portfolio typically sees around 80% occupancy, and I’ve noticed that the online travel booking sites often push properties with consistently great guest experiences.
