Be mindful of the Federal Pacific circuit breakers when buying or occupying a property.

Hello...I purchased my third property today for cash, and was looking for some advice from some of you with more experience.The previous landlord had the electric updated outside, but inside it has an aging pacific electric panel. 

I currently have pacific specialty insurance as they were the only game in town that would insurance my building several years ago.

Be prepared that you will get lots of leads but they don't always pan out and I chose the ones I want to target.

I am finally settled in the Pacific Northwest.

Then they see how it is panning out and begin to get more aggressive with the acquisition side as they get multiple flows coming in.

Just factor it into your numbers and if it doesn't pan out then move on to the next one.
