There have often been scenarios (happened yesterday actually) where people will ask me to do their simple return just because they enjoy having the peace of mind, and/or want to build a future relationship as they anticipate more complex issues in the next few years.

You could 1031 one of your properties into a care home and have both the peace of mind of knowing your mom is in a place that you personally selected and are responsible for AND you would also have an income generating propety?
