Property with contingency

I’m facing a situation with the property. Have you encountered instances where it looks like occupants are unwilling to vacate a property for sale, but attorney-in-fact who is selling property is assuring that the property will be vacant under request at any time? ( I’m not sure if they are legal occupants or no). In my case, I want to ensure that the current occupant vacates upon the ratification for my peace of mind. To ensure clarity and security, I will include the following language: “The sale of this property is contingent upon the current occupant vacating within 14 days of the ratified agreement. The Seller guarantees that the property will be clean and unoccupied within 14 days of the valid offer. The property must be delivered free and clear of any legal or illegal occupants within the specified timeframe. Failure to vacate the property within the agreed timeframe will render this agreement null and void. Agent shall not be responsible if occupant is present”

Property delivered vacant.

What if they get rid of the tenants in 14 days, then you dont close? Its no concern of you waht the owner does with their property while they own it. The only thing that should concern you is the property is delivered to you vacant and in the same condition as when you placed the offer.
