Why do you think this will do well when you make it look nice on the open market and disclose it's in a flood zone and flooded in the past year?

we can do it not rented but rate will be significantly higher. easier and more cost effective to rent it. unless the bridge money needs to be paid back asap or you need the funds back to buy more, then a cost analysis needs to be done. personally id get it rented at market rent or a touch below if time is a factor. 

Ultimately you need to understand the underlying economics, psychographics and demographics of the market you are purchasing in to know if and how you can re-tenant the property.I'm a bigger fan of dollar generals or family dollars that are in multi tenant shopping centers. 

@Frank Alfano agency debt is very competitive (75-80 ltv, non-recourse, fixed-rate etc); you can syndicate and raise the equity portion needed from friends and family, provided you can market and lead the project.

@Sean Spagnola - I always like to have photos of recent comps in my back pocket to help with the design of a BRRRR to ensure that the finishes are similar/same to the market. 

I live in Utah, where the real estate market has exploded to say the least through COVID, so investing in my backyard isn't something I'm interested in right now.I'm looking for a market with houses available to be renovated under $50k!

As far as markets go, there are tons of options, what are your goals?

TN markets are still pretty free market so even if you do get cancelled there will be alternatives.

Also, if you're having trouble finding inventory in your market, look for single family homes with accessory units or even mother daughter setups.
