Also C or D class commerical properties are mostly held by smaller entities or private investors and these properties tend to fit the 50% more often then A or B classes will.Most publicly traded REITs are about leverage not about value.

If you haven't already, I would recommend that you learn to deal with commerical loan officers at small local banks... once you create a relationship with these small banks you will be able to unlock funds and accelerate your business.
