With the influx of tech coming to Downtown Seattle, there is not going to be an employment down tick for a decade unless M$ and Amazon go belly up.  

@Scott Barker  in my mind private lending is belly to belly and DOES not happen on the internet or any other social media.. too many crooks out there .

You have to advertise for investors or find them the old-fashioned way using belly-to-belly conversations and networking.  

While I was readings these replies about 5 more questions popped into my head, thinking about what  @Jordan Williamson said about making sure you get a good deal instead of looking at the lower my expenses aspect and it rang a bell, I was definitely looking at this the wrong way, This would be my first investment property and I don't want to regret it, the more I analyze this without living in it, the worse it looks, but when I see the lower my expense aspect when living in one side it appears great.

If he is in second position and the deal goes belly up for some reason, how does he get his money back or does he get his money back?

Overall, the juice might not be worth the squeeze.

this is a belly to belly business.. unless you have 100's leads ... its not wise to do anything but make an appointment for a sit... then use your skills and sales techniques whether they are soft sell like Brian or hit you over the head the J Scott... but you would be amazed at the deals you make when they sounded rough on the phone and were completely different in person.I worked for 15 years shagging leads and doing in home presentations... its night and day from phone and in home.. and a really great sales men can turn someone around on a dime. 

.]-- As far as utilities go, the detached garage already has a separate panel and I've had an electrician out saying it's plenty of juice for what I'm trying to do (sorry, don't remember the technical details).
