For example, this is an ancient slate roof that needs repairs after last winter, but I want to replace it- so I ask for the money for the repairs for damage during winter.And with improvements, I like the idea of phasing things in as the current stuff wears out so as to not shock the rentability of the unit in a mediocre rental market.

If you do have a huge house that is being rented out by a greek life organization for example, I think a pro would be no vacancy and being able to charge by the room instead of the entire house, allowing you to charge more.

A buddy walking with a cell phone is not going to know if roof is good, electric panel is ancient, if the foundation is sinking, you may need to go there when you do not have the tools in play.
