Good move not comingling the funds, even if you are a couple of buddies "pooling lunch money to buy real estate" (one of my mentor's favorite lines) it's best to have the separation.1) definitely have him send the money now as long as you are not paying interest on it and your friend knows the returns will begin to be calculated when the capital is deployed. committed capital is much different than cash in the bank.
