Sounds to me like she might be falling for one of those schemes where they promise to get you an unsecured line of credit for some huge amount.

In the grand scheme of things if you are a good manager of follow the rules and truly try to do well for your tenants, being sued should not be a major concern if you screen your tenants thoroughly.
