However, the student tenants you want rented their accommodations for the 2017/2018 academic year in March - May 2017.If you can afford to carry the property while you hunt for the right tenants, then it may still be worth pursuing ... however, doing this will lower your returns.

The work around is the 30 day or more as well as paying your GET and TAT (transient accommodation tax).

However, we are willing to accommodate your wish/request to have the property off the market at this time.  

Kathie Russell probably doesn't cover that area .. but maybe if you were extra nice and threw her a few extra bones, she would perhaps accommodate you?

Pet fees do not adequately cover the cost of damage from pets.When you introduce the new M2M leases include the fact that pets are now welcome and remind them that finding accommodations that accept pets is very difficult and costly.

Especially accommodating the guests.

Pad that total to accommodate possible repairs (many folks use a % of rent), and then see where that lands you in terms of market rents and what your friends are willing to pay you.

Unfortunately the city and regional planners haven't figure out we need more roads to accommodate these people.   

It might help to get a more accurate opinion on costs if you mention what type of medical practice would be utilizing the space, i.e. if there is anything in particular that you need to have the space accommodate like procedures, x-ray, gas lines, etc.
