I can not however, in CA, sell any mobile homes that fall under PERSONAL PROPERTY without a dealers or retailers license.

Check the neighborhood at night to see where the drug dealers are dealing and stay away.

I'm going to sell the car at the end of the year to a person or trade it in to a dealer so I need this resolved before then.

Are you considered a dealer by the IRS?

I have a similar situation with plentiful. low cost land and several mobile home dealers in the area.

Practicing Real Estate without a license is little different from practicing Law without a license, renovating someone's home without a proper Contractor license, or fixing and flipping cars without a Dealer's license.

but do check with your tax person you don't want to sell yourself into a tax bind.. since you will be a dealer.

-There is business in new home builders and trailer home dealers, who need someone to vet and arrange financing for their clients.
