I know I can put a lien against the property for their contribution amount, but they trust me and are willing to be reimbursed (plus percentage of profit) when it sells.

We do not know if the seller was reimbursed and insurance company never closed it or is seller still waiting.It is not uncommon for sellers to make repairs to property before selling and not disclose.

And if you can take the first 6 months reimbursement to go set up another property and run through the scenario again, you can purchase an investment property faster. 

The claims should be easy with them as well so you may not even have to chase guests down for damage reimbursement.

I'm not sure whether AirBNB or the guest paid for the damage as they wouldn't say but we were reimbursed after filing the proper paperwork.

(Even if there were not any)@Russell Brazil Are you saying you'd ask the host for airline ticket reimbursement that you never made? 

The tenants can figure out amongst themselves who needs to reimburse whom.

Repairs and maintenance on a rented house could add $2500-$3000 annually to your negative cash flow; rent loss between tenants, brokerage fees to real estate broker bringing tenant; advertising fees if you decide to find tenant yourself, accounting and tax prep help may be needed, and of course you bear the risk of I reimbursed tenant damage, eviction costs if necessary, etc. 

You can also ask for reimbursement since they are responsible for maintaining your home and they missed some very obvious damage.

Over that we had to get 2 bids if the lawn was too large for that amount.Unfortunately the agent has to pay the bills and wait to be reimbursed.
