I called a roofer and he came out promptly and had the leaks stopped within a few hours.  

I do pay commission  on all my closings which prompt me to ask the question.  

Pay promptly and always ask for photos of the completed work.10)At the end of construction, or near the end, fly out and inspect your rehabbed home and sign a listing agreement with your agent.

Don't nickle and dime them to death, and if something is broken, fix it promptly.

If someone showed up to my office with all of that, without me prompting or pestering for paperwork, they just got bumped to the #1 spot on my priorities list.
