To be honest, I wouldn't even bother trying to invest in Palo Alto and Menlo Park.

Anyway, my main take on sect 8 inspections is that they are pretty subjective...if the inspector likes you and is impressed with the first 2 minutes of the walk through and you show honesty and integrity in your place, then you will pass...any minor issue can be fixed on the spot and you will get the benefit of the doubt.

To be honest I believe its pointless if a court order is not enforceable.

Just because one is a licensed broker does NOT mean he automatically owes a homeowner a fiduciary duty.A licensed real estate broker owes a customer (as opposed to a client) "honesty and fair dealing".  

In all honesty the ROI is good but all that work for 3K?

I don't have that kind of money but i will one day .. because I have drive, and honesty and determination .. all qualities you most likely posses and because he and I live pretty close to each other ... after all we are in the same county ... you reading this Mr Weese ?
