True there are some constants like as @Scott Trench mentioned and the research supports that, at least today, millennials want like walkable cities, easier commutes, more collaboration with peers etc.

Maybe some day we can collaborate and work some deals together.  

I hope to meet new people and learn as much as I can for as long as I can while doing my part to enhance the REI community.

When you take a collaborative, problem solving approach as opposed to a  adversarial (me vs you, haggling back and forth) that seems to surprise sellers. 

In later phases you're holding what you've got and may choose to pay off your mortgages to enhance your cash flow.  

Using concrete in the areas closer to the building may enhance the curb appeal (stamped concrete can look incredible) while using generic asphalt further out to reduce your costs.    

@Karen Margrave I would balance the "heaviness" of the low roof side by enhancing the columns on the other side.
