Generally, in order to buy a replacement property, make improvements to it and have both the purchase cost and the improvement costs qualify for 1031 Exchange treatment, the legal title to the property must be acquired and held ("parked") by an Exchange Accommodation Titleholder (usually a sister company of the Qualified Intermediary) during the 180 day exchange period.

with that I would think he can go to a local credit union.. or a small community bank.. won't get the best rates but they may accommodate him if he has a largest enough deposit relationship;.other wise Jerrys the man.. he does these small loans. and is licensed to do owner occ as well.  99% of MLO won't waste their time on this size of loan ..
