.$400 per unit may be a steal...if they are capping or building out trim...what year was the property built?

I am currently shopping for estimates and so far the lowest quote I've received will run me $500 per window (window, installation, permits, disposal of old windows, and seal around the trim).

You can get a copy of the standard on-market contract and trim it down.

Shopping for less expensive homeowners insurance policy is also a good place to trim the cost of your mortgage and increase cashflow.

I was wanting to do a full cosmetic rehab: kitchen, bathrooms, floors, paint, remove popcorn, electrical fixtures and trim. 

Find the property that needs new floors, paint, trim, doors, and lights... this can all be learned and done personally rather easy and with minimal cost relatively speaking. 

Forthcoming replacement of windows, siding, and trim, painting.

The shingles blow off more often, the paneling and wall paper they use comes off, the trim is cheaper and warps, the skirting comes apart, the doors are cheaper and break easier.

Replaced flooring, repainted the entire house, installed new trim, new doors, and cleaned like a maniac.I plan on resurfacing bathtubs and bathroom tile, fix garage doors, improve landscaping, and get a new backsplash/countertop for kitchen throughout the year before I house hack another home.All the comparable in the area are selling for 40k+ over our purchase price, I will consider refinancing whenever the FED cuts rates.What was the outcome?
