Flipping in Palm Beach County (South Florida)

Hi Bigger Pockets Community, 

I am a new investor looking to complete my first flip. My Strategy is below. Is south florida too saturated and are there still deals out there? Very open to any suggestions for my strategy. 

Purchase Price: 240k-250k 

Property Type: Townhouses

ARV: 350k

Target Profit: 35k
