Sounds like the equivalent of buying a contract at Home Depot - which can also be done and used.All that said, a Buyer and Seller could write a contract on a napkin and use if they wanted to.

I would guess structurally that 12 inch joist spacing with trex is equivalent to 16 inch joist spacing with redwood, or 16” spacing with trex boards is similar to 24” spacing with wood (note max recommended joist spacing for trex is 16 inches).

If I were giving advice for here, I'd say look for the one with a Starbucks or equivalent, a health food store and vegetarian restaurant, a boutique selling clothes with weird fashions, and anything artsy.

If Fannie doesn't feel that your loan conforms, Fannie wont buy it, and the lending institution will have lost a crap ton of liquidity because now they have to ACTUALLY sit and wait 30 years to get paid back (equivalent of a "bad flip" for you flippers out there... you buy it, and realize that you can't do anything with it -- can't even get your $100k back by selling it!).

There could be special assessments levied in addition to the HOA fees that each owner would be responsible to pay for unexpected expenditures.Bottom line: A $400 HOA fee is equivalent to a mortgage payment on $85,000.

In my opinion, since it's part of your primary residence, you may be able to write off a percentage of the expenses equivalent to the portion of the house being used as an STR - somewhat like writing off a home office.
