When your sellers/buyers hear your name or know you are calling them, make them want to speak with you.THE FOLLOWING KILLS MAILER YIELD: Postcards, yellow letters, letters of interest, hand written letters, mailing without using a bulk mail service, sending less than 1,500 units at a time, sending mail to specific groups of owners; absentee owners, back tax properties, foreclosure properties, probate properties, and general lack of respect for a seller like "this is your final warning, we will foreclose."

I send direct mail to acquire rentals and have spoken to bunches of sellers who were just surprised they got a call back...most are getting tons of letters and post cards (especially if they are just absentee high equity) and never get calls back...so I think there is a lot of 'false competition' out there.

I sent out postcards last week for absentee owners in Denver who were late on their property taxes and I received a call from one guy today who has what seems to be an interesting property, so figured I'd throw it out there and see what you all think.The owner bought the property in August for $99K and he's put about $40K into it (new roof, new deck, new heater, etc.).
