My plan is to increase rent by $125 ($625 to $750) on both sides of the duplex as there is an identical duplex behind the property that has active tenants paying $750.

And can't wait to see what else you put out going forward.FYI I think there is a great opportunity to copy Tim Ferriss - Tools of Titans and mirror very closely how Tim took all podcast guests, consolidated into one book, a few pages per guest, and extracted general background along with major tips, tools, suggestions, and common answers from the guests.I'm biased.. but I would love to read a bigger pockets book that had an almost identical format to Tool of TitansKeep up the good work BP team/ community

Hi,Home for sale about 2 blocks from a property that I own.I purchased the one I own about 4 months ago, and they were 100% cookie-cutter identical homes when built - almost certainly even the same construction workers built both, not just the same identical floor plan and company and architect and design. 

I'm in an almost identical situation as you are, so I decided to seek out people in my network who have a great DTI ratio.  

I am buying 2 small homes in a small town in North Texas with very strong rental demand.These are 3 bedroom, 1 bath, identical floor plans, next door to each other and only about 6 blocks from my home.

Over the past three months I have had a tenant become increasingly unreliable at paying rent on time.Late rent and excuses became more frequent.Filing the 5-day notice was done for each incident.Excuses ranged from “someone stole my identity” to medical emergency.

Property damage caused by thieves forcibly entering your property is not the fault of the victim.
