I would define easy as something that you're comfortable with, have some knowledge about, is relatively close to you, and is at a price point that allows you to float the mortgage for a few months in case of trouble.

@John Morgan you could also paint with odor blocking primer and float laminate over it.

So, i assume he doesn't have a full time job, or much of a part time job.Just something to float out there... 

So one sure way to get job is to give the agent some float with your billing.

But, their rates aren't that attractive I thought and usually floating which isn't so great in this inflating economy. 

This is a more advanced strategy but, it allows your money to work for you in the market while getting a tax-free (floating rate) loan against the index funds.

For a decade, it proved to be the wrong decision (I'd have saved millions by floating).

A REIT has a revolving line of credit so they buy and rehab the property by drawing that down, completing the value add, and then getting a loan or  floating their own debt to pay off the revolver.
