I would define easy as something that you're comfortable with, have some knowledge about, is relatively close to you, and is at a price point that allows you to float the mortgage for a few months in case of trouble.

A REIT has a revolving line of credit so they buy and rehab the property by drawing that down, completing the value add, and then getting a loan or floating their own debt to pay off the revolver.
