Too many tenants or too many units owned by one person (a landlord) and the entire project will become non-warrantable.

I am thanking about buy some land at a Oklahoma tax sale. this deed has a irs lien and a large otc warrant. on my deed search It says that this lien and warrant in the legal description it say no land the irs lien was put on in 2010 had to be refilling was on 4/1/19 and warrant was put on 2009, what i would l like to know is this, will these be on the mobile home that is on the property is it on me to pay and what the worst thing that could happen one other willed buy it

We would then fix that at no cost to the buyer but to say we are to warrant vandalism is like saying we will make repairs to your roof should there be hail damage. 

Not having peace-of-mind, warranted or not, might drive someone to make an unwise decision during ownership.If you think you need to invest away from home AND you feel locked in to St Louis, I think it's too early to make a decision to buy. 

Depending on which community you choose, they may be non-warrantable which will definitely limit your loan options (non warrantable means the loans can't be sold to Freddie or Fannie). 

Maybe that is over spending on a renovation or finishing a basement in an area that doesn't warrant the upgrade.

Not sure if that alone warrants taking the state exam and paying the brokerage fees.

My friend has done some awesome upgrades that his comps just can't compete with and in my novice eyes warrants his at the top for his asking price.

What changes is the property owners"warranty of title", protection under foreclosure laws, protection under bankruptcy laws, and ability to warrant title in transfer, resulting in a very limited ability to sell as compared to holding title personally or in a entity you fully control.
