Your appreciation will come in 3 years time, but if things go sideways remember the listing fee is 6% to unload, the end buyer will surely be investor and not retail...so yea that will get fun.Historically this never ends well for the investor.

He has been working with some of the same investors for 20 years and initially helped them buy properties and now is helping some of them unload properties.

I know some folks calculate ROI as a percentage of their funds in the deal-I'm talking about overall (no points paid, interest, etc).And when I talk about stress/pressure I mean how I've had to hang on to money-pit properties that are so far upside down I can't unload, and there's that stress of having to find a tenant to keep making loan payments.
