If you do end up going this route, make sure whoever is selling you shows you REAL numbers over a meaningful period of time (minimum 4 years) and not some pro forma with sunny projections based on perfect tenants and perpetual sunshine.

The days of the intermediaries extracting a few from both sides of an agreement are long gone.

You may not have the know-how, funds or experience right now, but jump in and you will see how everything start coming together as you are pulled beyond where you are to do more than you think you can do.Most importantly, have fund, make money, memories and meaningful relationships that you can take along your journey.

Not only of investing in real estate but doing it out-of-state and doing it at a meaningful scale.
