Actually, I plan to purchase my primary home first, if I can find a way to get pre-qualify or pre-approve a loan, then I don't have to wait for selling my current property and hope can move out of Utah before this Winter.

In Utah, if you are able to re-rent a property in 30-45 days, judges aren't very sympathetic to a few weeks of lost rent.What's more if the tenant challenges and prevails, you now have a judgement against you which may be reflected on credit reports and elsewhere.

My family and I have moved from Canada to Utah (Cache Valley, Logan), which means I essentially have zero credit, as we're starting all over again.I have read through many of the posted blogs, read many of the discussions, but need a little bit of direction.I currently have enough for a small down payment on a property.
