“Set for Life” by Scott Trench is a killer book that encompasses foundational investing advice for real estate and stocks.

Not a killer growth market, but a decent one.

If you could buy all 4 units then I would convert them all to apartments, but if not, then I would not buy another to rent it as well and control as the HOA fees already seem like a killer and will be more once you fix the place up.Sell

Sometimes these folks are "accredited" - meaning they are either wealthy or have a killer job - and some need not be.

in the end, make sure you have a killer acquisition machine and an implementation team around you. 

Water can be a property killer if not monitored.

So not a big deal killer but if you are planning on using it as a rental when you PCS think about what your peers would want to rent when you are looking to by and try not to buy based on one thing that you fall in love with.

It was about a decade ago when I purchased it but it has gained in appreciation but the tenant class has remained mostly the same (working class/gig workers) and the high taxes were really a killer in the state. 

2022 was killer but we don't rent full time.
