Be careful you don’t do more harm than good.

If they are truly motivated and need to sell then you could do them real harm by not being able to close.

To much you may find yourself in a down ward spiral.Please add some substance before using. ...Or you may have one aweful hang over when you wake up after this big party. 

Most people it doesn’t provide much substance since it’s all general education.

Drug and illegal substance left behind on table, multiple noise complaints before they left... other things were broken within the agreement

I wish none of them any harm either BTW, in fact I consistently get flamed here on BP trying to keep the newbs out of harm's way by mentioning the inconvenient truths that they don't want to hear, but these are the facts on how it normally works ...

If you can take a jab at it without causing yourself harm on a bad decision, I say do it.
