@Hugh AylesIf an IRA receives passive income, such as rent from real property, interest on a note, dividends or royalties, that income is fully tax sheltered just like the passive investments generally undertaken in the stock market.If an IRA engages in a trade or business such as flipping houses, purchasing shares of a service business established as a pass-through like a LLC or LLP, etc, then the gains from such activities are subject to a trust tax known as Unrelated Business Taxable Income (UBTI).In some cases, you can deploy your IRA into an activity subject to such taxation and still come out with net after-tax returns that are superior to any other investment you may make with the IRA.

That sounds a lot cheaper to me then locking in a cash out for X years at a point lower where you're paying interest even when you don't need to deploy your capital.
