I would think insurance premiums would be a killer there. 

I've got some connections in the area that manage property and help investors purchase and they'll have some killer contacts in contracting.

For a RE investor to say they can set an opportunity cost based on RE deals is a shot in the dark, you'll never know, I could very well bump into a deal next week that is a killer deal, outside the norm, I can't anticipate what ifs.

Account Closed Repairs on the property are going to be about $25k-$30k by themselves so the liens would definitely be a deal-killer to the extreme.

Save your money negotiating killer deals.

Meaning, if it can't appraise due to similar comps you don't have a good path to getting your equity out, which is a deal killer in my opinion.

This may be stepping a little too far out of your comfort zone, but it is a strategy that allowed my business partner and I to get killer deals in our area over the last 5 years and allowed me to go from 9 units in 2017 to about 160 units today. 

Killer deals to be had, and I totally believe in the market.
