My first thoughts are to pass the deal along but whoever purchases this portfolio would be an instant millionaire at the price point he's selling at.

Stuff around here gets snapped up instantly and I'm still baffled on why..... the numbers just don't work as investments unless all you really want is loan pay down, tax benefits and are counting on appreciation.Rental demand is high and rents continue to climb....but even with that, the prices of the houses continue to climb at a faster rate, so the #'s still just don't work.....but people are still buying like crazy.....

I've already posted about the two K Mart facilities that we have purchased with the help of our investor partners, and are actively renovating and converting to Drive-In, Climate Controlled self storage, but this one is a little different, because there is finally some instant gratification! 

If I buy a property by having it seller financed, does that mean I have instant equity of what the value of the property is worth? 

You can tell instantly by the language and the religious connections they try to use. 

@Tina Nicastro The major hurdle you'll need to "jump" is convincing your family that keeping the property as a rental beats the instant tax savings the family would receive.

Yes, I love @Travis Timmons response, if the cleaners are continuously not being very great and it is reflecting on your review performance, you should seriously consider dropping them.I work with a property management company with over 200 STR properties managed and we have after going through many cleaning teams, found a few that genuinely do great work, and instantly our reviews went up.

And if someone was quoting me some price that is well above market value I'd be instantly suspicious of whats the catch.
