Master bedroom: Spare bedroom:The first day we filled a 15 yard dumpster with large items, and then 3 full-sized truckloads of trash in trash bags.

Their strategies are commonly a mixed bag of "break even" to "I want to make $XXX per month". 

There is one guy, initials DD, who is such a sleaze bag, even being in the same room as him makes my skin crawl.

My first thought was to get a locking dumpster, but seeing how they throw trash bags at  the dumpster, I don't know if having a lock will make that big of a difference. 

Whenever the market does change there are going to be some people stuck holding the bag especially if their margins are slim. 

I have "Sell or Be Sold" on my desk right here as I type, another "10X Rule" in my bag on the chair.

It's pretty cut and dry, but it works and now he's worth enough to buy every man, woman, and child a nice sandwich and a bag of chips. 19.7% annualized gain in book value isn't as sexy as day trading, but BRK/A just closed at 190,500 a share!

I am definitely adding it to my skill bag.

I once gave a roommate/tenant a small "goodie bag" for Christmas (along with a few other nice gestures, like loaning them my parking space during the snow or minor stuff).

Let a few days pass, as you process your pros and cons; because once this guy grabs 'the bag' and leave, this property will be your 'baby' - lemon or not.
