@Logan Causey From my perspective as a Canadian, 2008 was the beginning of getting free US rentals.

@Jacob LappI was wondering the same thing and did some google research(I’m famous for that,lol), and realized analysis paralysis was setting in so I just through $2500 in the ring on Royal Caribbean (RCL) yesterday.

To be candid, I have not purchased a rental property before--or any property for that matter but have been reading about the topic for a number of years.Personally, I have found it very challenging to find information that is based around the Canadian market--let alone Vancouver Island.

And I know the sentiment some investors have which is they could care less if the deal failed they got their dough they are fine.. but the poor seller is royally screwed  in a default in these scenarios.

I am Canadian and concerned about getting double taxed as my return would be payed out by a US LLC and in Canada is viewed as a corporation.

taking Canadian Literature didn't help at all. and it cost about 2k for the class. and even more importantly it cost me time. 

I know the Toronto market has been appreciating a lot ..but 20-30% increases..wow.I know i've been hearing a lot in the news about a crash in Canadian property prices.
