I think the single most important factor is managing your lifestyle...the temptation will be there to spend everything you guys earn, but if you live frugally now you can reap huge benefits down the road!

Also, another factor is service.

There are a lot of "rules" out there but the determining factor is ultimately what numbers work for you?  

We often have to schedule conference calls with overseas factories at the end of our workday and of course they scheduled one last minute the day of the last meetup.

I believe also a factor is that the State (as well as most Alaskans) is used to spending money like they had an endless supply. 

In the past the were factories and smelters over that area.

Or if there's a smelly factory down the street.

Traditionally, the west Oakland occupants worked at the port of Oakland, or in some of the local factories nearby.

I think those may have variable rates, but they are "on demand" once you find that great deal.You have lots of options and the only limiting factor is yourself and your dad.

The duplex is approximately 3,500 sf... the first and second floor of the premise was built at the modular factory... the third floor was "stick-built" onsite.
