@Andreas W. it seems you have two different things going on here. 1-the possible deduction or roll into cost basis from the closing fees, and 2-when the depreciation is considered and taken.

@Stanley Okazaki Not sure what your screening process is, but there were a few good suggestions you should use moving forward from @Dan Perrott and @Alberto De jesusYou should also have screening criteria somewhere in case you're accused of discriminatory practices.

Since I became successful people now accuse me of being a greedy capitalist while I pay far higher taxes than they do.  

I've never experienced or witnessed any "hard sell".

Then I went inside and talked to my electrician who is the nicest guy ever, embarrassed he witnessed that side of me.Ended up doing the tile work myself.

I was impressed by the professionalism and wit of the panels.

However she does not have any reason to go out of her way to slander me and my company and make accusations that are not true.
