It is a bit more prone to having to navigate liens and title issues, but, it is an option that allows for you to have a lot of your money reimbursed as kind of an 'unseasoned refinance' and to add a rehab escrow to it. 

You need to also evaluate casualty theft and loss and deductibility of expenses that have been reimbursed by the insurance.

I understand renter's insurance policies reimburse tenants if/when they are required to be fully displaced from a residence, would a typical renter's insurance policy reimburse a tenant in this situation even though they never had to fully move out, just out of the one bedroom? 

Should he request hotel reimbursement since he believes no one is coming until Monday?  

This might be a question for an attorney, but to circumvent the whole rigamarole of getting a new policy issued for buyer/seller, could you work into the CFD that in the event of title defect, Seller will reimburse Buyer's interest/equity in property in the event that the Seller's policy is exercised?
