As much as they might deserve that, you will have to evict them using the court system.So, negotiate a better price with the seller based on the fact you will have to evict their problem.Something else to consider - is having the seller put in writing that they are turning over their tenant, including giving you the right to collect on any past due rent on the contract you will be buying.
