Sometimes they're out mowing the lawn on their million dollar multifamily late on Saturday afternoons, or they're picking up trash, or painting the trim.   

If you have a yard, ensure the grass is cut, plants trimmed, leaves raked, etc. 

I also think a coffee bar with all the "trimmings" is a nice touch.

Also you can consider putting larger trim pieces in place and shutters if you want to add some charm.

Most units had HVAC issues and a few units had mold under the eifs/stucco. but that was very common in this steamy climate.The funny thing is you can tell they put the worst subs in the unit that got significantly fewer upgrades/options. it has more nail pops and bad trim joints than the one that did have a few upgraded finishes. you get what you pay for i guess.I have only walked by the Oyster Point townhouses (extending a walk in the little pocket park next door), but the looked like fairly decent quality.

I rented the 1ba I had in less than a week in 30032, but I got a really good deal and have a slightly higher level of trim.

Tenants told me $2500 and they can't afford it so will be moving out.My settlement agreement has the mention of everything like security deposit, home warranty, lawn/tree trimming etc...so that both the parties knew exactly what they are getting into.I had overall a good experience selling a house with the tenants as I made sure that my relations with the tenants is more important than the monthly rent.

We stopped allowing pets when one chewed up the trim.
