What about trimming trees, repairing utility lines, repairing driveways, etc?  

These guys will match the color to the trim and gutters looks pretty sharpClayton Mobley I believe brands his all RED in B ham... but that's what I have seen of his stuff when I am in B ham checking on my loans there.

Sometimes they're out mowing the lawn on their million dollar multifamily late on Saturday afternoons, or they're picking up trash, or painting the trim.   

If you have a yard, ensure the grass is cut, plants trimmed, leaves raked, etc. 

I also think a coffee bar with all the "trimmings" is a nice touch.

Also you can consider putting larger trim pieces in place and shutters if you want to add some charm.

Most units had HVAC issues and a few units had mold under the eifs/stucco. but that was very common in this steamy climate.The funny thing is you can tell they put the worst subs in the unit that got significantly fewer upgrades/options. it has more nail pops and bad trim joints than the one that did have a few upgraded finishes. you get what you pay for i guess.I have only walked by the Oyster Point townhouses (extending a walk in the little pocket park next door), but the looked like fairly decent quality.

I rented the 1ba I had in less than a week in 30032, but I got a really good deal and have a slightly higher level of trim.
